Building Walk-Through & Visual Inspection
What to look for: age, condition, envelope, systems, controls, maintenance.

The walk-through is the part of an audit no instrument can replace: a systematic tour of the site with a torch, a camera, a notebook and a practised eye. Its purpose is not to quantify anything yet. It is to build the list of suspicions that measurement will later confirm or dismiss, and to see the building as it actually operates rather than as its drawings claim. Experienced auditors find a large share of their eventual recommendations in this one day, and this lesson is the method behind that.
